Bought a trashed 24-unit building for $3.1M that everyone else passed on because it was loaded with rent-controlled senior tenants. Nobody wanted to touch it. Building was infested, broken, a genuine disaster. We paid to move tenants into better housing, covered all costs, gave back deposits, paid 3 months rent at their new places. One stayed as onsite manager at $500/mo because she was great and needed the help. Renovated, doubled the value to $6M, hit 7.25% unlevered yield. Tenants actually came out ahead, investors crushed it, building is fixed. This is what happens when you treat people like people instead of extractable value. Wild concept, apparently.
